Making a reservation assures you that the unit you wish to purchase will not be sold to anyone else. Your contact information will be added to our database. Our staff will contact you by telephone or email when we are in a position to enter into a Purchase and Sale Agreement.
How will my contact information be used?Your personal information is strictly confidential and will only be used by the staff of Big Easy Secure Warehouses. It will not be shared with or sold to any outside sources without your consent.
What's involved in purchasing a personal warehouse?We've made the process easy for you. Just note your interest by calling or emailing us. A representative from Big Easy Secure Warehouses will answer your questions and send you a reservation form with some additional information. Upon completing and returning the reservation form along with a refundable deposit, we will reserve your unit. Your deposit will be forwarded to First American Title Company and held in an interest bearing escrow account until you take possession of your unit or request a return of your deposit. For your convenience, we have also identified independent financing sources for you. As the completion date for your unit approaches, you will enter into a Purchase Agreement and follow the terms outlined regarding additional deposits, insurance, payments, etc.
I have heard the term "fee simple" used for residential condos. Does this apply to my personal warehouse?Yes, ownership is fee simple, meaning you will have transferrable title to the land and the building.
Do you offer financing?We are currently working with lenders who are interested in financing your unit and we will be happy to discuss general terms with you. Once you place your reservation and are ready to move forward with the loan approval process we will put you in direct contact with them to learn specifics about the financing options including how to qualify for attractive rates, interest-only financing, amortization periods, and other terms. They can also provide information about eligibility for the SBA loan program.
Are there any fees for unit owners?In order to maintain the quality of the buildings and common areas, there will be monthly owners' association fees. These fees will cover costs for landscaping, security, maintenance, insurance, common area services and utilities such as water, refuse disposal, security, and security lighting. These association fees will be determined based on the square footage of you unit. We estimate that the monthly fee for a 480 square foot unit will be approximately $24. As an owner, you can participate in decisions affecting the units and the facility, in accordance with terms set forth in conditions, covenants and restrictions (CC&Rs") for the property.
